CASE STUDIES

Client: The Fine Burger Company

Project Name: Restaurant Fit - out

Industry: Retail

Location:Swindon, Galleria (Hatfield), James St (London), Fulham, Excel Centre

Completion Date: January 2006

Since our original project with Fine Burger Co we have continued to work together on additional projects.

James St £10K: This was an existing restaurant of theirs that we gave a make over, moving the counter, putting in new flooring, revised lighting and redecoration – all in one weekend.

Swindon £25K: FBC took over a shut Singapore Sams just before Christmas 2006. Despite restrictive working practices within the shopping centre, we gutted the unit and transformed it into an FBC in just five days (and nights), ready for them to open and enjoy the Christmas rush.

Fulham £27K: In spring 2007, FBC took over an Indian restaurant in Fulham Broadway shopping centre. Ten days later it was reopened as an FBC; new shop front, revised internal layout, refurbished WCs and a new colour scheme throughout.

Excel Centre £22K: FBC seized an opportunity open a kiosk unit in this exhibition centre. The old whistlestop kiosk was gutted and a new FBC kiosk was built including a fully working kitchen in one week in between shows, again giving FBC their maximum opportunity to recover their outlay.

Galleria (Hatfield) £250K: In the summer of 2007 we turned two empty units into an FBC, We received the order on Friday at 4.30pm and started on site the following Monday and completed 49 days later. From a complete dead start we designed, received the relevant approvals, installed and commissioned items that normally take many weeks. These included sprinkler system, structural steel for the shop front, mezzanine storage floor. The fit out covered all aspects and suspended ceilings, partitioning, tiled floors and walls, banquette seating, tables, counters, kitchen, male female and disabled WCs, power lighting, air conditioning, ventilation, sliding folding shop front. With its exposed services and striking paint scheme, it's quite eye catching, however I think that the two life size bulls (one white and one orange) on the astro turf behind the picket fence have stopped one or two people in their tracks.

Client: BKB
Project name: Office refit
Industry: Retail
Location: York House, Wembley
Value: £60K

We created this office space for BKB Chartered Accountants from the bare shell of the 6th floor of York House.

General staff areas were left open plan, partners' offices were double glazed partitions with integral blinds, a suspended ceiling with new lighting was erected over the entire office area.

Air conditioning is a requirement in any modern office, however we faced some difficulties here being in the middle of the building with no clear way to the roof or ground floor for the external components.

The bespoke boardroom wall panels house a plasma TV and a secret door to a small partitioned room created to house the air conditioning condensers.

In order to stop the condensers overheating we removed a window and installed a louvre in its place.

The bow fronted reception counter was built in our worktop with contrasting beech veneer and solid beech uprights and topped with blue corian.

The entire project took 4 weeks to complete. All of BKB's criteria were met or exceeded giving them everything they require on one floor and a glorious view of Wembley Stadium.

Client: Primrose Gourmet
Project name: Market Restaurant
Industry: Retail
Location: Camden, London NW1
Value: £50K

We were contacted by Primrose Gourmet after they had seen some of the other restaurants we have worked on. Once they had satisfied themselves that they would be getting value for money and a fast efficient service we went to work.

The shop had been a Chinese restaurant but under our careful management, we removed and replaced the existing ceilings, ground floor, stripped off old plaster, sand blasted the brickwork, manufactured counters, tables, provided new power and lighting, and seating to fit their look.

The tables have oak legs and zinc wrapped tops, the new flooring is oak, oiled to give a unique patina.

The counter was built in our workshop to house all the items a busy restaurant needs but it was finished on site with 1300 6' x 1' matt black tiles and an oak top.

The work took 6 weeks and the Market opened on 5 November 2007 and shows just what can be achieved with a small budget and a dedicated team.

Client: Newham Primary Care Trust
Project name: East Ham Memorial Hospital Lift
Industry: Commercial
Location: East Ham Memorial Hospital
Value: £65K

In September 2006 we started the first of 3 projects for Newham Primary Care Trust.

This project involved the construction of a traditionally –built external lift shaft complete with access arrangements to suit disabled employees.

Openings into the existing structure were created at the required floor levels making many structural alterations necessary.

In order to maintain a uniform appearance, materials sympathetic to the existing structure were chosen. Second-hand stock bricks, sash windows made to match the original, a lead roof to cap the shaft.

During the course of the construction of the lift shaft, it became obvious that the existing building needed some care and attention.

The ground floor was propped on steel beams and underpinned whilst new brickwork was introduced to the ground and first floor external walls.

Although this was a fairly simple project, conditions were not ideal and a fair amount of common sense and old-fashioned hard work helped us to achieve our goal and be awarded 2 additional projects.

The 2 remaining projects for Newham Primary Care Trust started in late 2006 and early 2007. The refurbishment of the upper floors to East Ham Memorial Hospital and a fit out for some new offices on a different site.

Client: South London & Maudsley Mental Health NHS Trust
Project name: PIC Unit Extensions
Industry: Commercial
Location: Bethlam Hospital, Beckenham
Value: £150K

During the autumn of 2006 and winter of 2007 we built, from the ground up, two single storey extensions on the side of an occupied mental health ward. One extension was to the restaurant and one was to hold patients in a safe environmental whilst under observation.

The existing building was built in the 1920s and as well as having to knock through into occupied wards the additional hazard of asbestos which was found on the knock throughs had to be dealt with.

Despite the torrential rain and extremely difficult site conditions, both extensions were finished in the 16 weeks allocated for these.

Client:South London & Maudsley Mental Health Trust

Project Name: 136 Unit

Industry: Commercial

Location: Maudsley Hospital, Camberwell

Value: £155K

This two storey building was built new during the autumn/winter of 2005/2006.

This is a two storey building with the roof space used as a plant room whilst the ground floor is built to house people for observation.

All aspects of this building had to match the existing structure – bricks, stone cills, roof tiles, however the fixtures and fittings are all bespoke:

Prison-issue sanitaryware
Corian© lined walls
Double glazed Marguard windows with integral (electronic) blinds
Extra wide steel doors and frames
Rubber flooring
Secure observation facilities

The site for this new build is within the secure grounds of the hospital and our site had to be extra secure. Despite offers of "help" we finished on time and within budget.

Client: Hi-Life

Project Name: Health Club Refurbishment

Industry: Leisure

Location: Leighton Buzzard, Ipswich

Completion Date: 2002

Value: £15K - £200K

Initially commissioned to build bespoke multi-purpose reception counters, we successfully developed the client relationship to be contracted for gym refurbishments.

Installation included:
Bespoke reception counter
Decoration
Floor Coverings
Ceilings
Lighting
Partitioning

We successfully developed and installed bespoke reception counters, which were intricate structures with a unique design. Combining multiple materials, including a stainless steel wave, granite worktop and integrated refrigeration cabinet, these counters were a triumph in impactful branding coupled with functional design which enabled limited resource to multi-task within a defined area.

Our refurbishments also reflected the bold branding including deployment of a specially created “Hi-Life Blue”. We ensured quality of decoration by applying additional coats of paint in order to achieve and maintain the specified shades of colour.

As clubs were operational during refits, special care was needed and our dedication to health and safety ensured that clients were protected from the works.

An aggressive marketing strategy for newly re-branded clubs with associated local PR required strict adherence to deadlines which was achieved by our hands-on, flexible project management.

Client: The Clapham North
Project name: Bar/restaurant finishes
Industry: Retail
Location: 409 Clapham North Road, London
Completion date: October 2006
Value: £45K

Instructed to provide the finishing touches to the premises after a recent refit gave us the opportunity to express our artistic side.

Installation included:

Huge glazier white Corian bar
Unusual and visually-striking wavey banquette seating and tables to match
Made-to-measure banquette seating to make use of the many unused areas within the building

Given just the weekend to achieve the makeover, Construction & Shopfitting's team really excelled themselves. All previously measured and seating was brought to site and fitted first time, the pure white corian bar, due to its size, was delivered in sections and fitted and finished on site, something a lot of contractors would shy away from.

The innovative black American walnut tables were a complete contrast to the bar and really finished it all perfectly.
